General description

Waterfront City features free-standing buildings connected by private roads and inner parks. The Buda Promenade, which is part of the Óbuda development plan and starts from Kolosy Square, crosses the city quarter. Along the promenade, the buildings’ ground floors will accommodate shops and catering units. Apartments of various sizes will be constructed on the levels above the ground floor. Parking facilities belonging to the buildings are available in the underground garages.

Phase 1. consists of the construction of 267 apartments in 3 buildings, including studio apartments as well as apartments with 1, 2 or 3 rooms in various sizes and layouts.

Technical scope of the apartments

Apartment entrance doors
The entrance doors of apartments are equipped with a door viewer and a multi-point security lock, and are acoustically rated and MABISZ certified.

Interior doors
Interior doors will have a decorating foil or laminated surface, chipboard or honeycomb inserts, with full panels and a post-mountable frame, at a nominal height of 210 cm.

Coverings
The bathrooms and toilets feature Class I wall tile coverings, from the selection offered by the Developer. Entry halls, kitchens, pantries, bathrooms, toilets, utility rooms and some hallways will be covered with Class I ceramic floor tiles chosen from the developer’s selection.
Balconies are covered with Class I anti-slip frost resistant ceramic, gres or stone porcelain tiles.
Rooms and certain passageways within apartments will have Class I laminate coverings. Rooms with warm coverings on the 11th, 12th and 13th floors of buildings 1 and 2A, and the 7th, 8th and 9th floors of building 2B will be covered with first class laminate flooring chosen from the developer’s selection.

Wall surfaces
In the apartments, masonry structures will be plastered, while reinforced concrete structures and plaster will be smoothed, then painted with a coat of white dispersion paint, with a waterproof layer in the bathroom.

Water equipment, sanitary fittings
The bathrooms (or other rooms as indicated on the plan; e.g. utility room) of every apartment will feature a washing machine connection while kitchens are equipped with connections necessary for a dishwasher (water supply and wastewater) through the dishwasher’s combined valve. The wall-mounted toilets have concealed tanks and dual flush plates. Bathrooms are not equipped with floor drains.

Kitchen
Apartments will be handed over without kitchen furniture and kitchen appliances. The mechanical and electrical connections in the kitchen will be set up in accordance with the standard arrangement indicated on the merged customer management floor plan provided in the course of the consultation carried out with the buyer.

Heating, cooling
Ceiling heating and fan coil heating and cooling are installed in the living rooms and bedrooms of apartments. Bathrooms are equipped with towel dryer radiators. In certain cases, additional surface cooling or heating systems may be installed in other structural elements (walls, floors), or a heat dissipation system with suitable thermal properties may be added to satisfy cooling or heating needs due to an apartment’s position or high percentage of glazed surfaces.
Temperature can be regulated with thermostats in rooms (living rooms and bedrooms). Within the building, only the heating or the cooling can be regulated at a time. Switching between cooling and heating modes will be administered centrally.

Electricity
Apartments are equipped with modern and streamlined electrical fittings. Lighting fixtures for apartments are not part of the standard scope of delivery.

Every residential room will have a hub-and-spoke TV connector, as well as a telephone/internet connector.

Protective tubing (without cabling) for an alarm system with motion detection for rooms with a connection to the balcony and with door opening detection will be installed at the entrance doors of the apartments, with preparation for the installation of a central operating unit.

Smart Home System

The apartments of Waterfront City are Smart Home Ready (prepared with tubing without fittings and wiring to a central location). These standard smart home preparations allow for the subsequent integration of 1 ceiling light and 1 smart socket for each room, as well as the future integration of the ceiling heating and cooling system into a smart home system.

The establishment of a smart home system can be requested without modification of the standard smart home preparation.

Consulations on the design of the footbridge with the local government of the 3rd district and the general assembly of Budapest, as well as other competent authorities are in progress, its construction can take place once the relevant permits have been obtained.

8 Pursuant to government decree no. 444/2021 (vii. 23.) On the tax refund subsidies related to the purchase of apartments built in action areas within brownfield areas, claimants specified in the government decree may reclaim the vat portion of the purchase price of apartments purchased in residential housing developments built in an action area within a brownfield area, in accordance with the conditions specified in the government decree. 9 In the new Waterfront City district, Wfcity IV. 619/2021 on the designation of action areas in the rust zone and specific requirements governing investments in certain action areas. (XI.8.) Based on government decree, it is located in the rust zone action area. 444/2021 on the tax reimbursement support related to the purchase of apartments in residential real estate established in the rust zone action area. Pursuant to Government Decree (VII.23), the VAT content of the purchase price of the apartments purchased in the housing estate built in the rust zone action area can be reclaimed by the claimants specified in the Government Decree according to the conditions specified therein. Please note that Wfcity IV. buyers of flats entitled to a tax refund are entitled to use the tax refund for that part of the purchase price of the flat, for which the invoice was issued after the area was classified as a rust zone (i.e. on 29.12.2023).
